The Leasing Journey
SIGNING THE MANAGEMENT AGREEMENT
Once you have agreed for HomeGlow to manage your investment property or properties, you will be asked to sign a management agreement. This gives HomeGlow the authority to act on your behalf and start working with you. Once the agreement is in place, we will be in contact to discuss the next step on your journey. We may request further compliance or insurance details.
MAXIMISING RENTAL RETURNS
Your Property Manager will attend your investment property and advise if they believe there is anything that needs to be done prior to advertising or that may maximise your rent return. After analysing local market statistics and information, they will advise you on the recommended rent range.
MARKETING STRATEGY
Your Property Manager will then develop a marketing and advertising plan and organise marketing activities such as booking professional photos and writing a bespoke advertisement to launch your property on prestigious websites including, Realestate.com and Domain.
OPEN AND VIRTUAL NSPECTIONS
Once the property is ready, we will book and attend an Open Inspection and produce a Virtual Inspection if appropriate. All interested parties on our database will be notified of the property’s availability and your Property Manager will provide a report after all open inspections.
SCREENING APPLICATIONS
Your Property Manager will commence processing all applications received from people that attended the inspection. This includes our checking of all employment references, current and previous Landlord references as well as National Tenancy Databases.
TENANT SELECTION
After applications have been processed, our Property Manager will then call to discuss applications and seek Landlord approval of potential Tenants. Congratulations you have selected your Tenant!
TENANCY STEPS
The new approved tenant must sign the Tenancy Agreement and pay the bond and first two weeks rent within 24 hours of approval to secure the property. Your Property Manager will complete the Ingoing Inspection report. This consists of a detailed report with 360-degree imagery of your property.
TENANT SIGN UP
Your Property Manager will take images of the keys issued to your new Tenants to ensure all keys are returned at the end of the Tenancy. Once the Tenancy is signed, your Property Manager will then forward a copy of the signed Agreement to you for your records.
CONGRATULATIONS
You are feeling the glow as your property is now tenanted! You will receive your first statement shortly and our Property Management team will be available to talk you through any questions you may have on this journey.
LEASE RENEWAL
3 months prior to the end of the lease, your Property Manager will conduct a rental appraisal on the property. They will then send this through to you asking if you would like to renew or not renew the Tenants lease with or without a potential increase.
ONGOING COMMUNICATION
HomeGlow will handle all tenant communication, including rent and maintenance queries.
