5. How involved do I need to be?
As much or as little as you like. We handle the day-to-day with expertise and keep you informed with key updates. From leasing to maintenance, compliance to rent reviews—we make property ownership feel effortless.
6. What’s the leasing process like?
We start preparing your listing around four weeks before the lease ends to minimise vacancy. Your property will be advertised strategically and shown to prospective tenants.
Lease terms are usually 12 months, but we will always check with you first. We will also keep you informed after each inspection and help guide the best leasing strategy based on the market.
7. How do rental payments work?
You have full flexibility. Using Ailo, our property management platform, you can see all transactions in real time and choose when to access your funds—even instantly. It’s as secure as online banking and gives you direct control of your rental income. We can also disburse rental payments the traditional way.

We use Ailo, a secure, 24/7 app and portal that gives landlords and tenants real-time visibility over payments, maintenance, documents, and communication. It’s transparency and control, in your pocket.
9. How quickly can you relet my property?
Our goal is to secure a new lease before the current one ends. Thanks to strategic marketing, strong tenant networks, and well-timed advertising, our properties generally lease quickly in the current market. If market conditions change, we will discuss strategies to overcome this.
10. How do lease terms work?
Most leases are for 12 months, offering stability for landlords and tenants alike. However, we always consult with you before confirming lease terms to suit your preferences and investment goals.
11. How are condition reports handled?
We complete detailed entry and exit reports with photos and 360-degree imaging. These are shared with you and used to protect your property, your bond claims, and your peace of mind.
12. What happens if a tenant breaks the lease?
We act fast. Your property will be re-advertised immediately, and all prospective tenants will be screened thoroughly. You will always have final approval, and we will keep you informed throughout.

Yes. HomeGlow is a fully licensed real estate agency and a member of REIQ and PIPA. We also hold current professional indemnity insurance.
19. What if I want to sell my property?
Wealth advisors generally advise property investors to hold for the long-term to build compounding value, however we are very happy to refer you to a recommended sales agent. We don’t sell property ourselves, which means you get unbiased advice and support through the sales process.

21. Who is responsible for insurance?
As the landlord, you are responsible for insuring the building, contents e.g. carpets and appliances, and public liability. Tenants must cover their personal belongings. We recommend landlord insurance for added protection—including rent loss and liability cover.
